Over the last decade we have perfected a detailed research methodology that covers all key aspects affecting the property market. Our team of dedicated, full-time research analysts are constantly studying the market which allows our members to take advantage of opportunities often unseen to the average investor.

Our strict selection criteria is aimed at identifying properties which are:

Lianna Pan has developed a strict and proven 13-Point Property Selection Criteria:

New Property

To maximise depreciation and rental yield while gaining defect rectification and structural warranty.

Population Growth

Within the suburb and surrounding areas.

Proximity to insfrastructure

Must be close to planned and existing infrastructure (e.g. schools, medical, transport & entertainment).

Strong Rental Yield

4.5% rental yield or greater.

Exclusively Negotiated Benefits

Member-only benefits include exclusive access to premium properties and benefits negotiated directly with developers.

Property Management

Provisions for on-site manager or access to a proven local property manager.

Positive Demographics

Increasing number of higher paid workers, solid wage growth and low unemployment.

Boutique or Multi-staged Development

Larger master-planned estates may be acceptable in special circumstances.

Low Vacancy Rate

3.5% or below, short term peaks in vacancy rate are acceptable when new stock hits the market.

Value for Money

Valuation and comparable sales analysis supports developer asking price.

Quality Developer / Builder

Extensive background checks which confirm quality and credibility.
